Loan
Modifications
The Firm provides FNMA/FHLMC/HUD/VA load modification
services in all fifty states. The Firm also provides workout
loan modification services for all investors in all fifty
states. This process, if requested, entails reviewing
pertinent loan information, obtaining and analyzing title
searches, coordinating with the title company/closing
attorney in the issuance of title endorsements or mortgage
title policy, obtaining subordination agreements from
junior lien holders, ensuring the modification is properly
executed by all parties, and recording of the modification
in the county where the property is located.
HUD
Partial Claims
The Firm processes HUD Partial Claims in all fifty states.
The Firm will prepare the subordinate note and security
instrument and any other pertinent client documentation.
If requested, the Firm will coordinate with the borrower
in the execution of the loan documents, and record the
subordinate security instrument in the county where the
property is located.
Assumptions
The Firm processes assumptions in all fifty states. This
process includes, if requested, the review of loan data
in the preparation of an assumption agreement and the
preparation of any regulatory compliance disclosures.
The Firm's employees will coordinate with the client in
the execution of the assumption documents. The Firm's
attorney will review the assumption documents prior to
the documents being sent to the client for execution.
Special
Refinances
The Firm processes and closes special refinances in all
fifty states. This process includes, if requested, the
preparation of a new promissory note and security instrument
along with ordering a new mortgage title policy from the
title company. The Firm's attorney and employees will
coordinate with the title company in working through title
curative issues and will, if requested, prepare the curative
title documents, such as subordination agreements and/or
releases. Finally, the "newly" executed security
instrument is recorded, and the finalized completed loan
package is returned to the client.
